To provide structural engineering for this 84-acre coastal development in the sensitive wetlands of Morro Bay, T&S Structural Engineers designed for coastal wind forces as well as for sand and dune soil conditions that varied throughout the property. A public scenic view corridor preserves views from Highway One towards the ocean and Morro Rock. More than two-thirds of the property was devoted to open space with just under one-third devoted to homes. The open space includes a 22-acre dune preserve, a new wetland habitat, meadows, a park, and over a mile of trails, bridges, and boardwalks. The neighborhood is a happy marriage of quaint bungalows and environmental stewardship. The project is the winner of the ASLA Southern California Chapter, Quality of Life Award, 2003, and the Pacific Coast Builders Conference, Grand Award for Best Site Plan under 100 Acres, 1992.
